A new ground-up construction Olive Garden of 6,500 SF on 1.63 acres with 127 parking spaces at the southeast corner of Route 23 and Gateway Drive in Sycamore, Illinois. The site is across the street from Northwestern Kishwaukee Hospital’s regional campus, which includes 98 hospital rooms. Area retailers include Hy-Vee, Target, Walmart, Kohl’s, Lowe’s Home Improvement, ALDI, PetSmart, Ross Dress for Less, and Menards. Construction is slated to commence in Spring 2026, with an estimated opening in Spring 2027.
Yard House - Rosemont

Project Details
A new ground-up Yard House of 9,341 SF that will be immediately adjacent to EXP, which will feature a rotating program of virtual, augmented, and mixed-reality experiences. Yard House will join the Village of Rosemont’s Pearl Street District, which includes Carmine’s, Truluck’s, Dave & Buster’s, and the Rose Hotel. The location provides tremendous regional access to the entire Chicagoland area, with proximity to O’Hare International Airport, Donald E. Stephens Convention Center, Fashion Outlets of Chicago, Rosemont Theatre, and Interstates 294 and 90. Construction is slated to commence in late Summer 2026, with an anticipated opening in late Spring 2027.
The Capital Grille - Omaha

A new ground-up construction for The Capital Grille of 8,997 SF on 1.893 acres that is part of Heartwood Preserve, a 500-acre mixed-use development at the intersection of 144th and Dodge, that blends lifestyle, community, and sustainability. Heartwood Preserve contains: 2+ million SF of Class A office space with major tenants including: Applied Underwriters, PayPal, Union Bank & Trust, and Valmont Industries. A wide mix of housing including: luxury condos, upscale apartments, single family and dual-family homes. Heartwood Park spans 19 acres and serves as a community gathering space that hosts public events like food trucks, live music, yoga, and outdoor movies, as well as a seasonal ice rink. 80+ acres of green space that includes 8 miles of bike paths and trails. Construction is slated to commence in Summer of 2026 with Summer of 2027.

A new ground up construction Olive Garden of 6,500 SF on 2.13 acres with 135 parking spaces within Crossroads Commons shopping center (750,000 SF). The site is part of Crossroads Commons shopping center that is anchored by Kohl’s, Wal-Mart, Lowe’s, Best Buy, Petco, TJ Maxx, Michael’s, and Planet Fitness. The easy access off Interstate 39 and McDill makes it a super-regional location in Central Wisconsin. The trade area has many major employers that include Sentry Insurance, Aspirus Health, and the University of Wisconsin - Stevens Point. Construction is slated to commence in Spring 2026 with an estimated opening in Spring 2027.

A new ground up Olive Garden of 6,500 SF with 135 parking spaces on 2.04 acres of land along Interstate 35 in Ames, Iowa. The site is adjacent to 900 hotel rooms (Spring Hill Suites, Hampton Inn, Fairfield Inn, Staybridge) Menard’s, and Theisen’s. The location provides easy access from Interstate 35 and Dayton Avenue to Iowa State University (31,000 students) and acts as a regional hub for Central Iowa. Construction is slated to commence Summer 2025 with an anticipated opening of Winter 2026.
